Q: What is a “Homeowners Association" or "Association of Apartment Owners?”
A: In short, the Association of Apartment Owners (AOAO) provides a process for preserving, maintaining, and enhancing our homes and property. It is the organization responsible for maintaining common areas, as well as making and enforcing rules regarding the properties within the townhouse project in accordance with the provision of the governing legal documents (CC&R's, Bylaws, and Articles of Incorporation). Those who purchase property within the townhouse project automatically become members and are required to pay dues, known as HOA (maintenance) fees.
Q: What are CC&Rs?
A: Covenants, Conditions and Restrictions (CC&R's) are the governing legal documents that regulate our community life. The CC&R's were recorded by the City & County and are included in the title to your property. Failure to abide by the CC&R's may result in a fine to a homeowner by the Association.
Q: What is the role of the Board of Directors?
A: Elected by the homeowners (or as otherwise specified in the bylaws), the Board of Directors is the governing body that is required to conduct business on behalf of the Homeowners Association. Additionally, the Board is responsible to maintain all common (and limited common) areas and to govern the community in accordance with the provision of the legal documents. Limitations and restrictions of the powers of the Board of Directors is outlined in the By Laws and can be found on TownSq.
Q: When are Board meetings?
A: Board meetings are generally held the third Tuesday of each month at 7:00 p.m. All owners are encouraged to attend board meetings. If you have something for the agenda, notify Joyce Weiscopf by email at JoyceW@associahawaii.com or by telephone at (808) 836-0911. Notices are included in the previous minutes and posted on the notice boards prior to all board meetings.
Q: What is a maintenance fee?
A: The maintenance fee is the amount due from each owner to cover the operating expenses of the common area and provide for reserve funds for replacement of common facilities in the future. Your maintenance fee is due on the first of the month.
Q: What is a "management company?”
A: Contracted by the Board of Directors, the management company generally provides administrative, managerial, and operational guidance to the Board, collects assessments, obtains bids for and supervises maintenance activities and subcontractor services, and oversees the payments for association expenditures. The management company reports directly to the Board and all decisions are made by a majority vote of the Board of Directors.

Q: What do I do with bulky items?
A: Bulky item collection is by appointment only. You can schedule up to five (5) bulky waste items for disposal by scheduling an appointment online. Questions, concerns, and telephone appointments can be made during regular business hours by calling the City & County at 768-3200. For those of you that rent, please inform your tenants of the City & County policy.Store your items in your unit until those days. Do not put bulky items in the trash areas or along the street anywhere else than the designated areas on the designated days.
Q: How can I serve on a committee?
A: You can click on the “Committees” page above to review a description of all the current committees at Haleloa II. To join, contact Joyce Weiscopf or any of the Board of Directors and your information will be forwarded to the committee chair.
Q: How do I submit a maintenance request?

Q: What do I do I if someone is making excessive noise – especially at night?
A: Typically, noise complaints should be directed to Associa Hawaii through Joyce Weiscopf by email at JoyceW@associahawaii.com, by telephone at (808) 836-0911, or even via TownSq. Persistent noise disruption should be directed to HPD by calling 911.

Please be mindful of our keiki and kupuna and remember that our speed limit is 5 MPH throughout the property and that all cars must be parked in the carport or the designated Visitor Parking stalls.
Please avoid unreasonably excessive noise which could interfere with the rights, comforts or convenience of others. Special consideration for quietness should be followed between the hours of 10:00 p.m. and 8:00 a.m.
